What moves the price
- Volume of contents matters more than the number of bedrooms: a full 2 bed flat can cost more than a sparse 3 bed house.
- Sorting time adds cost, which is why probate clearances sit at £600 to £1,500 in RubbishBids' guide.
- Heavily cluttered homes can double the volume and price of a standard 3 bedroom clearance, according to RubbishBids.
- Sofas, fridges and freezers are handled separately: RubbishBids lists £10 to £25 each for fridges and freezers within a clearance.

What happens to the furniture from a house clearance?
Usable items are often sold or donated, metals and electricals recycled, and the rest taken to a licensed site. Sofas and armchairs must go for incineration under the POPs rules. Ask the firm where each type of item goes.
How do you clear a hoarded house sensitively?
Work with the person living there, at their pace, and agree what stays before the crew starts. Choose a firm that has done this work before and can work in short sessions. Support from the council's adult social care team or a hoarding charity can run alongside the clearance.
